wow!?

No wow, Bob. Just average. That's pretty near the average price for Ocracoke for all of Y2K. A "wow" would need to exceed $440, statistically speaking. The high sale for all of Y2K was in that very neighborhood.

I suspect that there won't be much more bidding on this one 'till the final hour, then expect to see it jump a few more bucks. Ya never know who's gonna get caught up in the bidding -- so I'm not taking any bets -- but I doubt that this one will have the "legs" to get above $440 into the wow zone.

Upside single sales of Montauk, Boston Harbor, Niagara, and the two Diamond Heads. And the downside of Mo Island. Nothing to trend by yet, but interesting.

Hey Art do you have any new Averages from the Summer? I am very curious to see how things have shaken out this Summer. I am very skeptical that the Secondary Market is holding it's own. We know Coquille and Hatteras are pretty safe but what is everything else doing?
